We inspect the roof in three stages. First, we walk the entire surface — checking shingles for wear, flashing for gaps, and all penetrations for seal integrity. Second, we examine the perimeter — drip edge, eave condition, gutter attachment, fascia and soffit condition. Third, we go into the attic — checking ventilation, insulation, and looking for moisture, mold, or daylight showing through the roof deck.

Rooftop Assessment
Our inspector walks every section of the roof. Shingles checked for cracking, curling, buckling, missing tabs, and granule loss. All flashing inspected — chimney, pipe boots, vent boots, step flashing, counter-flashing, valleys. Ridge cap and ridge vents examined. Drip edge condition noted.
Interior Inspection
Attic inspection: we check ventilation balance (soffit vents vs. ridge vents), insulation depth and condition, and the underside of the roof deck for moisture. Dark stains, mold, or daylight through the sheathing signal active or past water intrusion.
Report & Recommendations
